Hi BP. What's the best "how-to" book you've read on sourcing leads for off market deals? So far my properties have come off the MLS but I want to start marketing to motivated sellers in my area... just not sure how to efficiently find and compile data on absentee owners, water shut offs, etc.

Roberto  I recently relocated from San Diego to Dothan and I am starting to build a portfolio here. Primarily interested in MF but I like SF also.

@Greg Stanley I like Charlotte and would like to expand my portfolio there. I would like to try my hand at a BRRRR there. The 1031 is just a strategy to get out of my two worst performing homes and try a short term rental in a tourist spot. Happy to connect to discuss my experience in Charlotte.

I'm considering a 1031 exchange moving out of some long term rentals in Charlotte and into short term. Anyone having success with AriBNB in the Reno area? Any advise is appreciated.
