@Theresa Harris - That's totally possible.

The husband I have in mind is African American; the wife is black as well; their 2 yr old baby isn't mixed; the ID emailed to us is of a white guy. We decided that instead of our usual e-lease, I will print out a paper copy of the lease and meet at the property for signature.

Hello BP Community,

I'm currently facing a dilemma with a rental application, and I could really use some advice from fellow landlords and property managers.

Recently, one of our tenants requested to add her husband to the lease. To comply, we asked the husband to complete the rental application and submit the required documents, including ID, SSN, and bank statements. I have seen this guy a few times before.

However, upon reviewing the documents, I have a strong suspicion that the ID provided by the husband does not belong to him. While I don't want to jump to conclusions, the picture on the ID is 100% inconsistent with the person I have seen.

I understand the seriousness of accusing someone of identity fraud without concrete evidence, but I also have a responsibility to protect the interests of our property and existing tenants.

So, my question to the community is: What steps should I take to verify the identity of the husband without causing undue tension or confrontation?

Any advice or insights you can offer would be greatly appreciated.

Thank you in advance for your help.

Hello BP -

I am filing a failure to pay rent complaint against a tenant in Grand Rapids, MI. Our property is owned under an LLC. Do I need to be represented by a lawyer before appearing before the judge for this matter?

Thank you

@David Ramirez - Great stuff. Please share a sample "financial calculator" link that you leverage to determine the necessary terms to achieve that payment. Thank you

Hello BP community,

I'm currently in the process of potentially purchasing a multifamily property, and the seller has indicated they're open to seller financing. This is an intriguing opportunity for me, but I'd like to gather some insights from those who have experience with this type of transaction.

Specifically, I'm curious about:

1. Strategies for structuring seller financing deals in multifamily real estate.

2. Key terms and conditions to negotiate to ensure a fair and beneficial agreement for both parties.

3. Any potential pitfalls or challenges to watch out for in seller financing transactions.

4. Are there any specific calculators or tools you recommend for analyzing the financial aspects of a seller financing deal?

If you have experience or insights to share, I'd greatly appreciate your input.

As always, thank you in advance for your assistance!

Hello BP,

I am seeking an attorney experienced in landlord-tenant law in Baltimore City to assist with legal action against former tenants who vacated our property while owing unpaid rent. I need someone capable of pursuing avenues to recover these dues.

Your recommendations and referrals are greatly appreciated!

Thank you as always.
