Hello BP - 

I have a friend who's considering real estate investment but has a lingering concern. Back in 2007-2008, he took a business loan of $100,000 for a restaurant venture that unfortunately failed. As a result, the bank placed a lien on his personal name, which remains active and tied up in court. Surprisingly, this lien doesn't appear on his credit report. He didn't file for bankruptcy.

Now, he's contemplating investing in real estate but worries about how this existing lien might impact his chances of securing a loan for such investments.

Could anyone shed light on how this historical lien, even though not visible on credit reports, might affect his eligibility for real estate investment loans? What steps could he take to improve his prospects or navigate this issue effectively?

Any insights or experiences shared would be immensely appreciated.

@Tim Miller I killed the 1st hallway outlet where he was stealing out of; now he is connecting from the laundry room. I took this picture this morning prior to unplugging it. I've been doing it for the past 7 weeks and he will plug it back right after me.

Hello All - I'm currently facing a challenging situation with one of my tenants and would appreciate some advice on how to handle it appropriately.

Background: The tenant in question has had their electricity disconnected by BGE due to unpaid bills. He is now stealing power by connecting to an outlet within the building. I have unplugged multiple times his connection (see picture), asking him multiple times to stop; of course he hasn't.

I want to address this issue promptly, ensuring that appropriate actions are taken.

Given that this tenant is a Section 8 voucher holder, I have reached out to the housing office compliance department to seek their guidance on the matter. However, I would still appreciate your insights and suggestions based on your experiences or knowledge.

My question for the forum is: What are the immediate steps I should take to address the tenant's unauthorized use of power?

Please note that I am seeking general advice and information from the community, rather than specific legal counsel.

Post: Tenant passed away, family hasn't clear the house 45 days after

Hello BP - Hope all are doing great. I am reaching out to have your input. I last communicated with my tenant in early June; he was doing okay. He last paid his June rent on June 6. After not receiving his July rent payment (totally unusual from him not to pay on time), I was in his area and decided to stop by the house because he wasn't answering any calls/texts. When I arrived there, after knocking hard for a while with no answer, I kept calling his phone while at the door. His daughter finally answered his phone, I introduced myself and she told me that her dad suddenly passed away on June 25.

The wife called us about 6 months ago to have her remove from the lease because they were splitting. The house was now occupied by the dad and one daughter; only the dad was on the lease.

The daughter promised to remove everything from the house by last Friday (AUG 5). She was hoping that her mom and another sister will join her. They didn't. She only got help from a neighbor (who is also our tenant). Yesterday, I entered the house and it is quite full of their belongings. The sister who informed me of the death is quite active; she rented a U-Haul, removed all her items from the house and gave her keys to the neighbor so they can be return to me.

I also finally spoke to the "ex wife" yesterday, she was very polite and simply wants more time. No one is paying rent. 

45 days after the death of the lease holder, the house is still full of personal items?

What should I do? Thanks as always for the input.
