@Jimmy Chao I NO longer buy used appliances for my rental. I had a terrible experience with a gas stove. I now buy new with warranty. When there is an issue, the tenant contacts the seller and the appliance is back in service fairly quickly.

By experience, I know for a fact that a 20inc appliance is more expensive that a 30inc one with the same features.

Hello BP, I know this is quite vague; but generally speaking, what will be cheaper between a 24 and a 30 inch new Electric Range? Thank you for your input.

Calling out to all investors!!!

This BRRRR deal seemed great until the contractor started rehab. This is a 5-Unit multifamily. The property has been vacant for a while (maybe 10 years; not exactly certain). It is a gut rehab. We've completed demo to the studs; all walls are now open, as well as the ceiling. We now realized the property is unstable due to the rain all these vacant years. A lot of "lumber" work is needed in order to stabilize the building.

So far, I’ve purchased $12,400 worth of wood (2X6X16 DRY, 2X10X14 DRY, 4x8x3/4 OSB T&G, 2X10X20 DRY, etc…)

Looking at the labor costs my contractor is charging to stabilize the building, the financial figure is quite concerning.

I have rehabbed small multifamily before, but they were not gut rehab. The previous 2 projects (7-unit & 5-unit) with the same contractor went super well.

I am reaching out to more experience rehabber, investor. Are these labor costs reasonable to you? These are all 1bed/1ba apartments.

I am working on a similar project in the city. It's a 5-unit multifamily. Just order a good amount of wood that was delivered last week.

Hello BP, I have a tenant in a 7-unit building planting Incense sticks in the hallway (by the stairs). The damage is obvious on the picture. I was able to find out the offender and asked her to stop. Just wondering how else I could handle the issue! Thanks for your input.

Hello BP - 

We have a tenant in a unit in Baltimore City who has been giving us some headache.

- The guy works for Amazon in Baltimore. He was working at Amazon New York and transferred to Baltimore. He moved in on February 2020 on a one year lease. He has been paying on time since.

- On July 21 he texted me the following: "Hello, I need to know my option on breaking our lease agreement. I have a family emergency up in New York and I have to move back. My job transferred me back to NY and I am to start over there on August 2nd. Can August be the last month that I stay here?"

- I replied to him: "We can work something out. 1-You will be responsible for the rent until a new tenant is found. 2- We can start advertising the unit as soon as Monday Aug 10. 3- If a new tenant moves in by Sep 1st, the new tenant will take over the rent payment."

- He responded: "Hopefully we can find someone soon"

- After that, the drama started. On Aug 1, no rent payment, no call, our texts are no longer returned.

- I posted a notice to inspect the unit. The unit is in very good condition. His bed is still there, the fridge is empty, no clothes/shoes at all, big trash bag on the kitchen floor, some kitchen utensils.

- Since mid August, we've been inspecting the unit every other week. He most likely hasn't been here since. We can tell by the multiple inspection notices on the door.

- On Aug 29, I spoke to his "emergency contact - from the application-". She said he wasn't dead, and that she saw him a week ago.

- The next morning, Aug 30, he texted me: "Hello Jeremy". That was it. Nothing since.

- Sep 1, no rent payment obviously.

- He hasn't disconnected utilities yet.

- For the heck of it, we file a failure to pay rent, the hearing has been scheduled for January 4 2021, yep Jan 4 of next year.

Just reaching out to see if there is anything we can do to take possession of the property back!
