If they are good tenants and you wanted to keep them. I would inspect the property and give it back to them if you dont see any damage.  The only problem is you just bought the property and have no idea what the property looked like when they moved in.

Hi Rick,

I have always heard the opposite, that you can create a LLC in whatever state you want some states offer better protection and cheaper annual fees. Might want to consult a lawyer. There is a bigger pockets podcast covering this issue, it has some really good info. I believe it is episode 109

I agree @Max T.   we post our rentals on craigslist and renew every 48hrs,  I think most people will search back a couple days on craigslist to find what they are looking for.  When i see ads that are posted multiple multiple times with  small differences to get past craigslist, The first thing i think of is some type of scam.

Typically the walls are made of 3/8 drywall with a wallpaper type finish instead of the standard paper finish of drywall.  if this is the case on your property you can remove the strips and mud and tape the joints like any other drywall. Put down a nice base and trim out the door frames.  Once finished and painted it makes a big difference in the look and feel of the interior.

They do have alot of great articles and forms,  we currently use them for all of our leases and have used them for evictions in the past.  The will do uncontested evictions very inexpensively if done on their lease.  Accepting partial rental payments is not always a bad idea if you immediately serve them with a new 3 day notice for the balance owed.

looks like most the damage is from vandals if all of the plumbing and electrical is there and its in a good area. Would need further inspection but appears to be a good deal

Thats alot of questions on the insight into ones business that i doubt many will share, especially when asked by an anonymous person.

The 26d. Finish is the best finish for longevity. If you can find it. Easy to clean and never fades or tarnishes like most the other finishes.

They are great if we have to change out a lock this is the only thing we buy. Each lock comes with a small flat pin type tool to rekey the lock. To rekey a lock the process is as follows. Put in existing key turn it the horizontal position push the pin tool into the small hole and remove the key. Now insert your new key and turn back to the vertical position. That's it you can do a whole house in about 5 mins.
