This is something you would have to consult an attorney about. I would think they would be responsible for not enforcing the lease and charging you services not performed.

Typically you will need a CAM license or similar to manage communities. Check your local laws. As far as property management goes i have always heard community management is the least lucrative.

If the property is occupied i would suggest hiring a professional. If the tenant is already over reacting i wouldn't give them any other reasons to over react. Its a liability and illegal to spray yourself.

Yes i would put the property back on the market ASAP. I would also put all future communications with these tenants in writing (email) that way you have proof if you need it that they have backed out.

Hi @Romy Patel
I would keep the deposit as well, once the property is rented you could then go after them and try to collect the funds you are due. If they do not want to move in i would not try and force them to move in. Put the house back on the market and re rent asap. Depending on your lease they would be liable for any costs to put back on the market and loss of rent.
Evict.com are good landlord attorneys very reasonable but they do not do collections.

From the info you gave i would go with the newer home.
