I find myself in the same situation. I'm looking at a property as a "live in a while, then turn into rental later" property. It's very nice, but needs some interal rehab. But, it's on a corner lot at the exit of the subdivision onto a pretty high traffic street. Thankfully, it's not a highway. It's just a one-lane, two-way road that has seen increased traffic due to population growth over the last 20 years.
The traffic noise is very obvious. I'm wondering how that should affect the offer I make.

@Allen Thompson, I see you're from Deltona. Based on the map, that property is in an area that's on the fringe of Deltona towards 415. Is Deltona sprawling out that way, such that the area would be much more populous in 10-20 years?

I've found a DEEPLY discounted property in Deltona that seems 'not right': http://www.realtor.com/realestateandhomes-detail/3...
My agent says there are no notes/history/disclosure in theMLS for this property. He was told the owner just wants to sell by Monday.
The County Appraiser office shows that this property was a "government acquisition" in June 2016 for $99,200: http://vcpa.vcgov.org/searches.html
It makes absolutely no sense that an owner would want to sell a property worth at least $150K (and was purchased for $94k) at a sale price of $10k.
My question is: what might be going on here? I'm curious if any experienced investors have seen anythign like this before.

That makes total sense. I think I need an overall primer on auctions, in addition to knowing how they do it - specifically - at the Seminole County, FL, courthouse. I'll start digging around the BP site for more. Thanks again!

Hi @Rodrigo Ferreira and welcome to BP! Make sure you check out all the resources here at BP (blog posts, podcasts, and the Pro Marketplace).
Regarding Florida real estate, I can only speak about central Florida (Orlando and surrounding area). We're in a period where the inventory is low. Part of that is the end-of-year holiday season. Part of it is an uptick in the market that's shown houses being bought faster than in the last few years. That leads to a tougher market to find a great deal.
We here in central Florida are having to work harder to find our deals, but they haven't disappeared.

Welcome @Lara Krakowiecki! RE investing is exciting. Central Florida is a great market. BiggerPockets is a fantastic resource to help you on your journey. What a trifecta!
While BP is a great site for information and correspondence, make sure you check out what real estate investor group (REIA) is in your area, if you haven't already. Not sure if Clermont has one, but Orlando has CFRI that meets monthly. Getting connected locally is huge!
