@Emiliano Nevarez First off, congratulations on taking the first step in your real estate journey by getting a bigger pockets account.  If I was in your shoes I personally would spend the next two years learning everything I can about real estate. Read books, listen to podcasts, ask questions in the forums, etc.  I would also work on trying to save up a down payment so that you will be ready to take the leap once you turn 18, house hacking can be a great place to start.  Good luck in your investing journey!

@Jim Nolan House hacking is in my opinion the best way to get into real estate investing.  Currently on my second house hack duplex, and it been the best decision I have ever made.  Feel free to reach out if you have any questions!

@Charlie Gagnon Househacking is a great strategy to get started investing in real estate! I would first check with your loan officer and see how much you would qualify for in terms of traditional financing.  I personally have no experience with seller financing, but I know people do it so its definitely worth looking into if you can find it.  In regards to your deal finding strategies, my only addition would be to connect with a local agent that specializes in small multifamily' s.  Good luck with your investing!

@Michael Springs I would suggest avoiding financing the repairs if at all possible.  If the roof is not actively leaking I would begin saving up money in order to pay for the roof cash.  If the roof is leaking and you do need to finance, I recommend looking around to see if you can find any low interest options.  Again, I would do everything possible not to finance repairs if possible.  Good luck with your renovations!

@Kristel Lim I would recommend checking with your lender, but you should be able to use the income from the rentals to help improve your DTI. If they don't allow you to use your rental income in this way, maybe try a different lender as available programs can often differ between lenders

@Sadeik Hanif In my opinion the best way to start your investing journey is through a house hack.  Starting with a house hack will usually allow you to get into a property with less money down than a traditional investment property.  Furthermore, you will also be able to learn how to manage tenants while staying close to the situation.  Good luck with your journey!

First off I want to say congrats getting your first deal under contract! Not knowing any of the details, you always run the risk of not being able to refinance. However if the property is solid and you are bankable, I wouldn't worry to much about this.  As far as what to look for when renting the unit, I would suggest doing a full doing a full background and credit check before signing a lease.  If you haven't read Brandon Turners book on managing rentals I would highly suggest it.  Its a great resource for new landlords.  Good luck with your investing!

@Jad Haddad I like to recommend, books, podcast's as that is what I have used thus far.  All the BP Podcast's a great! As far as books go I really like rich dad poor dad to help drive home the concept of investing in real estate and then the book on Managing rental properties for the actually day to day of rentals.  However, the best way in my opinion is to learn through trial and error. I would recommend starting with a House Hack to help get your baring's as a landlord and then expanding from there.   Good luck with your investing!

@Barrett Johnson Congrats on the new purchase.  Have you had previous complaints as far as sound goes?  I only ask as ripping out the ceiling to replace the insulation is pretty time consuming and expensive and I am not sure that it would completely eliminate the sound.  Just something to think about in regards to the insulation.   

In regards to other suggestions to eliminate friction, how is the parking situation? If they share parking maybe see if there is a way to separate the parking either with designated spots or separate driveways. Good luck with the Duplex!
