@Christopher Lynch Personally my top three areas would be the North Conway area, Lincoln Area, and Gilford area. North Conway has multiple ski resorts within 30 min, the Outlets, and some of the best hiking in the state. Lincoln is pretty similar to North Conway. Not quite as big and doesn't have the outlets, but it does have Loon which is arguably the premier mountain in NH and some very popular hiking trails. Gilford has Gunstock in the winter, Winnipesauke in the summer, and the Belknap range which has some great easier hiking trails with beautiful views of the lake. @Ryan Cleary After completing the turnover for a 1000Sqft unit just a few months ago which involved priming and painting the entire unit myself, I would say 3300 isn't too bad in order to avoid the 120+ hours of painting. Definitely worth getting another quote for the whole project though! 14K for turnover seems high depending on the scope of work.

@Christopher Attaway What is your plan with this property? Are you planning on renovating in order to try and get the rents up? Looking at your numbers I personally wouldn't feel comfortable investing in something that takes money away from me each month in the form of negative cash flow. If you do decide to go through with this unit I strongly urge you to make sure that you will be able to deal with negative cashflow for however long it takes you to turn the property around. @Jay Flaggs Personally I would think about trying to to do it your self if it is the first time turning over the unit. While I agree that you may not want to do it forever, after successfully doing it your self you will better understand what needs to be done and it will be easier hiring someone next time as you will have a better grasp as to what needs to be completed, how long it should take, and what you are willing to pay to get it completed.
If you are unable to attempt the turnover yourself, I agree with @Brandon Rush and maybe check out you local Investor Facebook group an find someone with good reviews. Good Luck with your rental!

Hi Joe,
Glad to hear about your interest in real estate. As far as timing goes, I like many other investors share in your frustration in not being able to time the market. My advise is to take the leap when you are financially ready, and when you have found a property that works for you. I am a huge fan of a house hack so a small multifamily would be my recommendation as they tend to be a little bit easier to house hack when compared to a single family. Good Luck with your investing!

Sounds like you have a great property on your hands! Congrats on your hard work paying off! While I don't believe there is a one size fits all answer, I think the most important question that you need to ask yourself is what are you going to do with the cash once you sell? If you are sick of real estate all together than maybe it is the right time sell. However, if you are looking to buy more real estate than you may want to look at potential properties in the area and see if you will be able to increase your cashflow by selling this property and moving onto another one. @Account Closed I would for sure add the hook ups into the main house. Laundry is very important to most renters. Sucks spending the money now, but long term it will for sure be worth it.
