@Tyler Battaglia. My advice is to not have a partner especially on your first deal. It can set you back years if things become a legal headache. Experience may vary but if you can go alone do it that way. You will gain experience and build contacts

@Matthew T. When you don’t pay rent I don’t even receive texts or calls. If it was me I was on vacation lol.. let them spend their money since they aren’t paying you and get a locksmith. But you want to know the funny thing in my city Saint Louis you have to show ownership of the house before a legal locksmith will open the door lol!!

@Jonathan Greer. Don’t let him push you around. Once that starts you’ll be the guy he can push don’t let him bully you. Get the survey and after your property line and his are defined nothing he can do about it. I’m very territorial so when my neighbors wanted to put in a new fence they didn’t know that I my lot was slightly bigger than there’s. So they threatened me with legal action I let them do it.. take me to court because you didn’t look at your house you bought. They said how is that possible. I said before you sue someone know where your property line is. They thought just because their concrete was there that they owned it doesn’t work that way if I wanted to be an a-hole I’d dig there concrete up and and move my fence.

@Justin Reyes. I used to not I still say no smoking in my leases but they do it anyway LBVS don’t try to enforce it it’ll drive you crazy like it did me you add it to the rent it’s hard for you to enforce it and if you take their security deposit unless there is a mountain of cigs you can’t take a smell to court just get an ozone machine and let it run when they vacate it will kill just about any smell.

@Sam Leon Its not that way here we do it all the time swap the piston to 410-A replace the condenser and call it a day. Companies here would go out of business if they did that nobody is paying 10 or even 5k for a new system here. Well at least not me lol. I do the work and can get the equipment myself. I feel sorry for people who have to pay crazy prices

@John Garb. Don’t throw away all your dad hard work get a property manager negotiate his fees make sure you read over the contract and interview more than one. Don’t let all that passive Income go because you may need it depending on how your dad is doing. My mother told me there are 24 hour in the day. How many of those do you want to be working ?? Lol keep the passive man you may grow to like it and continue your fathers work. 9-5s to me are unreliable you own that it’s your business and it’s been good to me it can be good to you and your family. Generational wealth you can pass down a business or properties but your 9-5 you can’t pass that down

@Julie Walker. Also it’s a class C you sure it’s not cooling the house or is the tenant just telling you that ? Have they been wanting to withhold rent because of this ?? 🤨🤨🤨🤨. Or demand a rent reduction ? There are so many questions that have to be answered in order for me to accurately answer the question it helps to have your eye on the unit. What is the split from the fresh air return to the vent ?
