@Joy Nazario I grew up in Saint Louis MO just bought another rental there and my contractor does a good job I’ve used him a few times and have never been disappointed in the work he does. I can PM if you would like. I also have a PM now he doesn’t answer the office phone but his people are always in the field but I get my money and they do a good job screening the tenants haven’t had a problem except where the tenant bought a house and then skipped the rest of the lease but he put a lien for the amount on their new house so I think he did his job. Some things can’t be accounted for. So far I’m happy with my contractor and PM

@Ike Mouser you do one unit at a time. One moves out rehab that unit and rinse and repeat don’t put them all out you’ll kill your cash flow things take time and effort and patience. Don’t end up with an empty building defeats the purpose of buying it.

@Justin Dao Me I pay a 7% on one of my rentals and 8% for my other I negotiate and they only take half if you talk to them and make them understand your situation then some will work with you especially if you’re trying to get your portfolio rolling. It never hurts to ask but 10% and full first months rent is the norm. But not my norm.

@Christopher Smith PM-Property Manager if you’re making is too high for you then build a team and you’re good to go don’t try to invest out of state alone get a team and things will be ok

@Christopher Smith Invest out of state. I live in Louisiana and invest in Saint Louis C class neighborhoods or what I deem to be C class and you can find major deals and cheap real estate with great ROI especially if you do Section 8. I use a PM and things go smooth not many headaches but Saint Louis is also block by block so it can be a C on one block and a D on another.

@Perron Riley Thank you I tried to switch from my shelter agent I won’t say his name but where my second property is he refused to write the policy because of something that happened to him in the area as a kid. Which I don’t really care to hear. I’ll try to use her and switch from my shelter agent I tried it before though so we shall see

The properties are in Saint Louis and I’m looking for reasonably priced landlord policies. Had a guy at shelter but he tells me I can only insure the home for purchase price I know he is insane. He especially had a problem where my newest property is located so I need an all around insurance guy who will insure the property no matter where it is. I do buy and hold so most houses I buy are at 30k or under 30k and I rehab them. Any suggestions or recommendations would be helpful..
