@Matt Davis. Don't waste your time on a property with an HOA because when they assess you will have an unexpected bill or whatever code they are trying to keep up. I have a HOA issue as we speak which I'm getting out it's time to go back to SFH for me. If you do get the property with an HOA just know it isn't fixed over time it will increase

@Kamal Tripathi. Time to let her go no point in beating around the bush evict her and get a new tenant. She purposefully didn’t tell you she had cancer before she got the lease so why tell you now ? She is taking your kindness for weakness.

@Kamal Tripathi She has only been there for two months ? Are you sure she has cancer or is she just using that as an excuse ? You could offer to put her on auto draft and if she doesn’t pay evict.. Being a landlord is a tough business sometimes you gotta become heartless if you want to keep your cash flow. Did she notify you she had cancer before she moved in ? My mother died from cancer so don’t think I don’t care about people but in the end you need your money

@Johanna Silva My question is why kill your cash flow on a new property.. raise the rent one at a time don’t be so in a rush to move them all out do it slowly. One moves out rehab the property raise the rent rinse and repeat. You’ll get your result just slower and safer.

@Louis W. Go to the recorder of deeds and get the name of everybody that owns the house. If it’s just your name as you know it is and evict your siblings you gotta become heartless family will and can bring you down. Retain money for a lawyer and it better be deep but overall keep your sanity and know that they are the freeloaders looking for a hand out I treat family like I treat tenants at a arms length.. it’s always business you gotta look out for yourself.

@Christopher Davis I only buy houses under 30k in my market you can find decent SFH and sometimes a duplex that needs work. I plan to buy and hold all my investment homes. Tenants that are less than gainfully employed they are my best performers.
These houses are never vacant and if they are they will fight for the house not literally but figuratively and they rarely if ever leave and they always pay their rent. I never worry about someone paying 800$ a month. But the people paying 1200$ a month I worry about sometimes.

@Casey Rumfelt. Ductwork can be cleaned and sanitized no need to replace.. the coil can be cleaned or replaced and that’s all that’s to that the blower motor in your furnace blow air across your cold coil that’s how you get cold air. Now the moisture issue is something that need to be addressed. But replacing the complete system isn’t the way to go.
