@Jonathan Guerrero. Condensing unit shouldn’t be anymore than 1k for the equipment depending on tonnage install like 500$ if you can’t do it yourself tell
The guy you are willing to pay 500$ I’m sure someone will take it takes me less than 2 hours to install one.

Go to HD get some caulk start caulking and laying down the traps that attract the mouse with poison and that enclose on themselves. Don’t buy the pellets because if someone pet gets sick you can be sure it’s a lawsuit. I wouldn’t blame them.

@Steve Fitzgerald. Did the tenant complain when you were managing it yourself ? If not then the complaints may be valid. Don’t discount a good tenant especially if it may be a problem the PM isn’t telling you about since they are new
@Shane Elias-Calles. Me personally you have us on BP and it’s a very straightforward process depending on your strategy. Buy one small house or duplex below market value rehab it and there you go rental money cash flow. I’m not very technical but I do buy and hold and don’t worry about much. I don’t do flips as of now I buy C class properties have my contractor go in there get it done I do the hvac myself and when everything is done I get my PM to market it and rent it and anything else that pops up. Don’t pay that amount of money for knowledge you have google BP and other things I would think that connections are more important and not a 3600$ connection either lol. Plus another thing to think about is his knowledge is good but it’s old his methods may not work in this day and age JS

@Steve Braun Why is he a evil person he is right you gonna own 30+ units and play social worker for everybody collect your money and leave it alone you can’t control everything and I don’t either I’m not getting involved unless you are Superman leave it alone. That’s on them pay me my rent and don’t destroy my property and I’m golden.. if they kill themselves then I can’t help that except clean up and re rent and move on.

@Anthony Venezia since it’s your first time find an agent you trust and depending on your market for multi family and do buy and hold and get a PM until you feel comfortable either doing it yourself or you’ll probably like having a PM I know I do and most of all go in by yourself no partners especially if you got 6 figures. A partner can and will be a issue imho especially your first time. You probably won’t get that head start again. You can do it!!!! If you need anything feel free to message me or reply to this.
