@Alex Penalva landlord provided appliances everything except washer and dryer.. blinds should be in place when tenant moves in. That’s how I do it and I have properties in MO
@Alancha Thompson. I invested and learned as I went I had been doing maintenance I also hired a property management company because when I first started I didn’t have time and still don’t have time for the process of tenants and now I live in a different state. It’s just easier for me to get the place and hire the PM he has it rented in no time and deals with everything that’s worth the 8% I pay him

@Jasmine Feeney. I’m currently going through the motions with RPM gateway but I think it’s more of the guy who runs it rather than RPM itself. You could try searching PM in that area I’m sure their is more than one

I’m thinking about rehabbing a four plex basically gut rehab and I want to know is it hard to manage your own property I still work a 9-5 so how hard is it to manage your own property ? What should I do besides run credit background and income verification ? What do I look for on their credit no evictions and on time payments but what else ?

@Matt Bailey. If I’m there I typically buy all the materials that are needed from Lowe’s or Home Depot. If I’m buying a big building that’s a gut rehab which is what I’m gonna do the next time around I’ll buy the building have my contractor tell me everything he needs do my due diligence and then pay for the materials myself and haggle and then I always got a 10-20% coupon I can make and then that’s how I save money

@Aaron Zimmerman. My go to is window world they stand behind their warranty and double pane is fine as long as it fits in there measurements they are the same price white vinyl looks good and has a lifetime warranty and I’ve had them out a few times when a tenant broke a window no charge and quick. I’d call them up and tell them hey I got X amount of windows to replace and work a deal with them they will do it if you push for it especially if you have another property that will be needed to upgrade

@Steven Haughey. Just from knob and tube I’d run away unless he wants to completely upgrade the place. I say this because knob and tube most insurance companies at least where I’m from and where I’m at won’t pay out a claim if your building catches on fire with that type of electrical system. If the cast iron pipes are leaking just wait until the sewer line collapses red flags all over the place!!! I’d see how much all these issues cost and adjust your price accordingly because sooner or later that pipe will collapse and something will catch on fire trust me

@Amalfi Duran. If you’re going to do renovations it’s always best to have the house empty tenants are known to cause problem so I evict them before I start renovations. I’m sure there is something in their lease that they are violating and you can evict them for it...
