I'm literally in the same position but have exhausted my network! There are 6 units that we are looking to acquire and rehab that would be a homerun but the 45,000 down has been an issue. We could come up with at best 20K but still need to come up with the other 25k. Would love to hear any advice!

BP has been game changer with opening me to lanes of investing I never even would have thought of and the different ways to live financially free. I'm looking to get started in land investing in NJ and would love to collaborate with someone walking through , analyzing deals, and potentially even working together. Hey @Chad Whittaker and @Scott McDonald just wanted to give my two cents. I have reviewed both courses and It is very solid information. Its actually true regarding the low barrier to entry you just have to really take your time and digest the information and follow through. Everything is literally laid out step by step but I will say I found that Seth Williams (reitipster) gave me more a bit more detail that I was looking for.
From my own personal experience I rushed a bit on the due diligence because I saw the value in the land I was attempting to purchase and ended up with land with a some wetlands on the property. Even with that I still have managed to get it under contract with an interested buyer. I've discovered there is no shortage of creative ways to market your land to the right buyer.

@Diane E. that was really encouraging to hear all the time and effort you put into educating yourself. I myself am trying to decide between Scott Carson and Note School academy. The bigger factor is the 2K for the course which I'm not able to do right now but I think it'll be worth it when I'm ready. For this type of investing I would like to get the most out of my education as opposed to just getting out there and investing. Dave Van Horn has a group near me and I'm definitely excited to go!

@Linda Hastings glad to hear you took the leap and did the course! Do you think it gave you what you needed to complete your first deal? I plan on going to a note investor meetup as well but I was looking for some solid education in the mean time

Kristopher K. I completely agree with what you said and thanks for the advice. I just have to figure out who to approach within the university setting, but I can probably get that info from my boss since we working with a university to display our technology in a public setting.

Emily Dixon I think that's a great idea! Especially student housing. A developer/investor I met at a recent trade stopped and talked to me for about an hour about that because he saw our product and was curious about it. He's developing some student housing and we are going to sit down and see how it could fit into what he is doing and potentially give his complexes an edge over the competition while getting me that education in multi unit real estate that I wanted.
