Post: Parking Issues at a Triplex

I have a triplex on a lot with no room for parking in the back, is on a narrow street and each unit has its own driveway and garage. It is a new build and not completed yet, so . So before I have concrete poured, I am wanting suggestions from more experienced landlords who have worked through these issues. Will this be a problem? Is this even something I should worry about? The triplex is in a small community that is quickly growing (Walmart home office country, Tyson foods, Little Debbie cakes), so I'm trying to head off any problems before I get there. Thanks in advance for your suggestions.

if these locks can be rekeyed easily by the owner, what prevents a tenant or someone else from doing so?

Thanks guys. I can see now His it depends on your goals. My goal is to buy more properties, so saving it makes sense. Is there a short term vehicle you put this money in that earns interest? Thanks for helping me think through this.

What is the best way to manage positive cash flow? Do you put it all back into the mortgage or save for future deal?

I own some property I would like to build either a triplex, duplex or 4 plex on. The land is currently zoned agri with plans for low density housing. The land has in a high growth area in Northwest Arkansas and has seen the frontage road go from a 2 lane road to a 4 lane road with nice wide sidewalks and planted trees. How difficult would it be for me to receive zoning to build my units?

I require 2 month’s deposit (this gives them more skin in the game). And I don’t give keys until I want them to move in.

The way I have always bought and prepped my rentals is that I don’t want to rent out or own any property that I or my family wouldn’t want to live. I feel and have experienced that if I as a landlord show pride in my rental, my tenants will also and most likely will not mind paying a higher rent.

I’m a newbie to BP, but not to NWA. My wife and I own rental property and are looking to add more. I’m always looking for knowledgeable people to help me with the process of finding, LLC, taxation, zoning, building. Feel free to comment and let me know if your suggestions. I’ve been working with a realtor, but she hasn’t been very helpful as I have located my last 2 properties.
