The lender will need to see the option agreement, the lease agreement, and proof of the 55k "Deposit."

I'm from the South Bay, went to St Anthony HS in Long Beach for a year. I love salem too, we are getting very active there. We have purchased 2 this month for rehab (one of them this morning!). Let me know what you are looking for and I will keep my eye out for it.

FHA will lend on manufactured homes, if they come with the lot and meet certain guidelines. I did well with one that I flipped. They sell at a lower price point (need to know your ARV before you buy), so are very sought after in a higher priced market. Just remember, you make your profit when you buy, not when you sell.

They also look at MLS and if it says remodeled on a recent sold they get a stiffie and will call and knock on your door. I tell my clients and buyers to ignore them.

The worst part is, none of the things you learn to get your license will help you when you become a RE agent. If you are lucky, you might use 10% of what you learned in school. That's why it's so important to join a brokerage with a great training program, or at least someone that will mentor you.

In Oregon it's 150 hrs. 😭

if you decide to buy on Oregon, let me know. I am active in auctions, and i think Salem would be your best bet. Lower prices but still good rent. And with the state capital and university, always a demand for housing. Let me know and I will keep my eye out for you.
