There are definitely pluses and minuses. And you won't get a salary (especially as a newbie), it will all be commission based.

Here is a partial list, others please chime in.

Pluses: 

  • Access to mls
  • Surround yourself with people in the business
  • Learn how to do retail real estate (forms, negotiation, flow of a deal,etc.)

Minuses:

  • Fees and expenses to get and keep license
  • You are held to a higher standard
  • Most brokerages don't know or do investing.

Hey Portland Peeps!  @Kyler Pace and I are planning a happy hour for the week of January 8th, probably Wednesday or Thursday. Anybody know of a good location, centrally located so it's convenient for most? A place with parking available would be best.

Here's my take as someone that has purchased Sheriff auction properties, with and without the rights.

The person that purchased the property at auction has ownership rights, the person that has owns the rights of redemption, after the sale, only has the right to redeem. They don't have access to the property without the current owner's permission.

I'm not an attorney, and don't even play one on TV,  so this is not legal advice.

My guess is you won't be able to do a short sale this way. The mortgage is in the original owner's name, and now title is in the investor's name. Banks want an "arms length" transaction in a short sale, and I think they would balk at this. Just a guess, have never tried this.
