This a very basic question for the mases, in hopes to create some good investment talk. What are the pro's and con's of financing an entire flip 100% out of pocket? Is it too high of risk for return etc.? For discussion purposes, let's say the property was purchased for 15k and needs an additional 15k of rehab before it is ready to be put back on the market at around the 60k mark.

@Mark Severino the more the merrier and yes it does apply to me as well , for my first large scale flip I plan to use my VA loan when I'm out on a residence that would be my live in flip and I believe with Va loans you have to live in that house for one year before selling so that will give me and you guys as well a longer time frame to fix the major issues instead of rushing every last detail to get it sold ASAP

@Elizabeth Colegrove Thank you for the input! i would love to bounce ideas off eachother as it will help with my decision making being new to this game i am learning something new everyday and it seems hard to pull the trigger when important information on the subject continues to pop up.

@Nicholas Miller  If i were to go through with a foreclosure purchase it would have to be under 25k and i would be paying cash for it to be free and clear. On a side note i am currently in the Marines and have a little under a year left so monthly income is not an issue at the moment. I have saved up a good amount to dedicate to purchasing properties. If the price is right and the title is clean, along with minimal repair costs, does this seem to be a productive route for the first time buyer? My exit strategies would be to flip the house immediately after repairs and as a last resort i would begin to rent it out and have a property manager run it while i am not in the US. I apologize for the lengthy question but as i have been told many times before "No question is a stupid question". Thanks again!

I have came across a foreclosure deal with an opening bid of 20k with a recent assessment value of 120k for the property. With that being said I have done some research on the pros and cons of purchasing foreclosures and would like to hear from you all what you think! Thank you!
