Wow that's quite a 30 second pitch... I suppose id have to talk about my partner's experience. What do you tell the brokers when they ask you what you're specifically looking for?

I'm currently trying to get into apartments/multifamily properties but I'm having a difficult time with a 30 second elevator pitch. Would you guys mind stating yours so I can get a feel for all of the important information to get across? I know the following is important:

How many units, class of building, what you plan to do to the building (value-add, etc...), your budget.

Any extra input would help out a lot.

      @Leah Stuever I completely agree about everyone's time being valuable. That's why I felt it would be important to ask you guys before I started moving things forward. =)

      @Jay Hinrichs I haven't gotten to the level of only taking a picture of my bank account yet :P. I agree with not giving wholesalers money before closing. I wouldn't consider accepting repair estimates from wholesalers yet until they've been roughly correct multiple times and even then I would verify it. Thanks for your input =)

      We plan on making a simple analyzer for newer agents so they get a rough idea.

      I'm currently in the middle of creating my business plan which has to do with targeting real estate agents and wholesalers for deals. At the moment I know they want people who will close a deal and not yank their chain because of indecisiveness. If any of you have good input I would greatly appreciate it!

      @Ernest Grindle This one is 4609 Hardy Dr. I see you're from Suffolk, VA. My wife and I are moving to Suffolk/Chesapeake, VA in September due to the Navy (we're currently in Arizona). We'll have an agent look at it today and I'll let you know about it. We should grab a meal some time when my wife and I get to Virginia.

      Hey guys,

      I found a single family home (SFH) in Suffolk, VA that is trying to pass as a duplex. It looks like they converted the SFH into a duplex without pulling permits to do so. Do you guys know if a property manager can legally rent out both sides of the home without it being a true duplex? What are your thoughts?

      Raise the rent. 20 percent of your tenants will cause you 80 percent of your problems. Your job is to weed out the 20 percent to make your life easier.
