Hey Daniel,

I appreciate the post! 

I'll see if any of the other cities I'm interested in will have these websites. The Navy is going to send me over to Portsmouth, VA (terrible place to invest in my opinion) for three years in 2019. I have a feeling I'll be an out-of-state investor while I'm in Virginia. Hopefully I can use the city websites to help me refine my search.

For example, if I want to find out where future Walmarts/Targets/etc are going to develop, is there anything/anyone that can help us out?

Hey guys,

Does the BRRRR strategy work well when you have over 10 properties? I hear that it's much harder to receive loans after 10 properties. Could anyone with experience shed some light on the subject? I'm worried that if you get a loan from a hard money lender after 10 properties that you'll have a difficult time refinancing. Is a bank more likely to refinance you if they see that you have significant equity in the house? Thanks guys!

Thank you for sharing your experience with me! I'm happy to hear that you found partners you can trust and go into business with. I also agree that whether you're best friends or not that you absolutely need to have everything in writing. Hopefully, I'll be as seasoned as you one day with the whole process. It's interesting that you don't have an LLC for each property. Do you have a large umbrella policy to protect you from most liabilities (I'm inexperienced and am not sure about the specifics of an umbrella policy. I just know that everyone recommends one because it's relatively cheap for great protection)?
