I highly recommend you create an Excel spreadsheet to track your expenses in detail every month. You don't know what to fix if you don't know what's going on in detail.

I know most of the experienced real estate investors have a system in place for what they use over and over for materials during rehabs. What do you guys generally use for floors, counters, paint colors, etc... 

I understand that not every rehab is the same, but I figured I'd start a post for everyone to see what your favorite materials are.

I'm looking to be an out-of-state buy and hold investor due to moving every 3 years with the military. I have a few questions for everyone:

1. How do you find investor-friendly real estate agents (does anyone have a good step-by-step process for this?)

2. How do you find dependable property managers? (I understand that these are tough to find and people usually find the best property managers through trial and error. However, do you have any tips on expediting the process?)

3. How do you find decent contractors? (Same problem/question as property managers above from my understanding)

Does every city have a Comprehensive Annual Financial Report? This is the first time I've seen this type of document and it has some excellent information. What do you find most useful from this type of report?
