@Caleb Heimsoth, it is a double edge sword. Do you stay in a bubble and keep to yourself even when asked about it? Do you put yourself out there and let them know what you do? Both have their merits. I guess it depends on what type of person you are. If you don't like the negative comments or the jokes throw your way then it might be best just to keep to yourself and not share. If you want to put yourself out there and possibly get more business from word of mouth more power to you. There is no right or wrong answer. Each person needs to decide which they want to be....or how much of each you want to be. Thanks for sharing, great response.

Here's my a-hole story for you.    My husband/partner is a shop teacher in high school, and loves it and does amazing with the students.    He's the brains on the renovation/construction, probably saves us $10K+ per renovation on labor alone.    One time he was walking to his car at the end of the day with some other teachers, and somehow they were talking about real estate, and another teacher goes "Oh yeah, don't you do it?" so he goes "yeah" and he goes "well, you must not be going that well if you're still here!" .... still grinds my gears, as I'd love to throw the real numbers in his face. ... or just punch him, but both are socially unacceptable.

So that leads me to my point--- ONLY YOU KNOW YOUR NUMBERS.  For good reason, only you need to know your numbers--- no one else.    Sounds like you're doing amazing, congrats-- don't let d-bag Daves drag you down.. just smile, and know you have income coming in that he'd probably do a lot of unmentionable things for!

Just smile-- you've already won.

Co-workers aren't your friends, so I would recommend being as mute and low key as possible if ever asked about your properties.

Linda, I feel your pain. It is a fine line between having your name out there to get more properties and everyone knowing your business. My wife and I have decided just not to let our family, friends and co workers know what is going on. Like you said...just smile and know you are winning.

@Andria Kobylinski I hear you Andria, it's like there is a deal on every corner. Most do not past the common sense test. I will just sit on the outskirts and hope to find a good deal every once in a while.

Looking for someone in the state that puts their rental property in a Land Trust. Looking to do it without going through a Lawyer. If you use someone ...who do you use?

Thanks In Advance.

I am looking to take some cash out of a property. I have one property that is valued at 130k. It has a two year lease on it at $1,050 a month. Taxes and insurance at $1,800 a yr. Should I ask for 65k and become a 50/50 partner with someone or would you take out a mortgage?

If its a Primary I would contact CapCenter. Based in Richmond but a national company. I was blown away with what they could do.
