Congrats on your first deal! Generally, a well-priced, professionally managed, and clean unit in West Cleveland should rent within 2–4 weeks, maybe up to 6 weeks during the winter months. If you’re priced reasonably right now and still not getting applications, I would take a hard look at the marketing quality (photos, listing descriptions, exposure) and responsiveness. Sometimes switching to a PM with stronger leasing systems can make a big difference.

There are many investors from the bay area that find Cleveland to be a great option due to the cash flow opportunities here. Investing from afar can be intimidating at first but with the right team with boots on the ground, you will be in good hands! Hi Jessica, I'm in New Jersey where the REI market is getting kind of saturated and have been hearing Cleveland and actually all of Ohio is hot right now for RE investing. I am thinking of exploring other markets particularly Ohio. I read the threads and your post here on Bigger Pockets regarding the rental market do you have info regarding the rehab fix & flip market?
