Hi Akash! Cleveland is great for investing, especially when it comes to cashflow. Establishing your team is very important when investing out of state, so make sure to find a solid team who can be your boots on the ground! Luckily, I know a large property management company, with a top sales team in-house, making it a one stop shop! Hi Shaylynn, how exciting to be starting your real estate investment journey! You are definitely on a good path right now by looking into the Ohio cities. As some others mentioned, it can come down to if you are looking for cash flow or appreciation. Cleveland is known for cashflow, and Columbus is known for appreciation. It is also VERY important as an OOS to have a good team with boots on the ground to help you on your journey. They know the ins and outs of the city and will be able to assist you to find the right deal for you. If you have a good team in place to walk you through the process, you will be golden. Local PM's can get you the most accurate rent amount for your property. The online tools are a good way to get a ballpark number and can sometimes be close to accurate, but a PM is able to tell you a more accurate amount.

If you haven't looked into Cleveland yet, it is definitely worth your time! There are plenty of great cash flowing areas in Cleveland and the suburbs. I suggest looking at areas like the west side of Cleveland and suburbs such as Euclid, Maple and Garfield Hts, Lakewood, Parma, etc. If you would like to know more about the do's and don'ts in the Cleveland area, I would be happy to share some knowledge and resources.
