Hi Neil, welcome to BP, and congrats on your first investment property! Cleveland is a great place to invest and can create great cashflow. I will say, there are some areas in Cleveland that you should be cautious about. I would be happy to share more about the areas to avoid and what it is like to invest here.

Hi Reshmi, Cleveland, Ohio is a great market for what you are looking for. You can get a solid cash-flowing SFH home for 90-120k in Cleveland. However, I do think it is very important to build a team with boots on the ground first, as there are areas you will want to stay away from. There are some deals here that look great because they are so cheap but will cause you a big headache because of the area. I would be happy to connect and share more about the Cleveland market!

Hi Jin, Cleveland is great for cashflow! I actually read a catchy BP article the other day: We Ranked Every NFL Team's Real Estate Market and Found the Best Cash Flow Opportunities (biggerpockets.com). Cleveland is ranked #1. This and many other articles will show you the cashflow potential in Cleveland. Be sure to establish a team first with boots on the ground, as there are areas in Cleveland you will want to stay away from. Definitely check out Cleveland! Our market offers great cash flow opportunities, with specific areas experiencing significant growth, doubling or even quadrupling in value over recent years. There are definitely a variety of opportunities here, but be sure to build a team first. Would be happy to connect and share more!

Hi Leo, I have lived in the Cleveland area for my whole life, and it is a great city! There are a lot of areas that are perfect for investing but a few that are not so great, and I would suggest avoiding. I work for a large PM company in the Akron/Cleveland area. We are a full-service property management company, and have internal maintenance techs on-staff, preferred contractors/vendors (10+ yr relationships), and will manage the day-to-day of managing the properties. Matt, congrats on purchasing your first rental property! Since you are investing from out of state, have you considered hiring a property manager? Hiring a property manager when living out of state ensures local expertise in tenant management, property maintenance, and legal compliance. This frees up your time, as the manager handles day-to-day operations, emergencies, conflict resolution, etc. It is something to consider if you haven't already.
