Make sure you have good communication with your agent. At first it sounded like she was refusing to make the offer, but then it sounded as if she was trying to guide you to making an offer that was more likely to get accepted.
As someone else said, vet them a bit and make sure ahead of time they are comfortable with working towards your goals and explain to them how you plan to get there. Each investor is different and everyone has different priorities, expectations, etc. Some agents will tell you outright that you are not the type of client they usually work with, and that's ok. Once you find a good agent who understands you, the outcome can be very favorable to you both! Chat with a few more and you'll get some clarity. Good luck :)

@Erick Sembrano Cities along the border of MA such as Salem are great options in terms of location. These places will command higher rents (more comparable to what you would find in the MA towns that they border), which in turn means higher purchase price points. You may not see the same returns you'll get if you were to invest further North, but you will have a stable pool of renters who will be needing to commute to the Boston area for work. As you've probably noticed, inventory is quite low. Keep an eye on things and get yourself set up with some search notifications, start attending networking events, etc.

Sometimes the best thing is simply time, especially when it comes to your credit score. Not only will waiting a little while allow you to work on your credit, it will also allow you more time to save up for a down payment and additional unexpected costs. Connect with a lender today, many of them will be willing to give you exact steps you can take to repair your credit and get you qualified for financing in the shortest amount of time possible. @Murali Ponnaluri congrats on your first investment purchase! There's plenty of meet-ups in Southern NH, most of which have started meeting in person again. Definitely check them out - so helpful if you're looking for anything from tax professionals to contractors to insurance agents, etc.
