On of my unit's Sears forced air furnace is blowing room temp air. It is about 7years old. I don't have model number at this time. I had tenants turn it off for awhile and back on.

I know nothing about furnaces (yet).

Any suggestions on how to troubleshoot before I call handyman?

Can anyone post pictures of thermostat so I know what to look for? How to reset?

Could a dirty filter cause this?

That is what it is actually.

It is a nice property even though it I rented to a section 8 tenant. Glad it has CVT flooring with the past tenant.

My sec 8 tenant moved out and I had to call a plumber today. The toiled would not flush but everything else drained fine.

He came with the 9ft snake/auger and pulled out a huge nasty ball of hair and several pieces of paper towel looking things but he said they were pieces of debris collecting and sticking on the pipe. It does not take much at all to clog the pipe! He even said he usually sees a single paper towl clog the pipe especially if the toiled is not flushed often. Good to know!

I am charging the tenant the $99 and it was a great learning session for me!
I hammered him with questions and he said he was an investor as well I could tell cuz he had patience to answer and explain things and he liked the non carpeted CVT floors in my unit.

He told me what snake/auger to buy and how to work it. ( I will post it once I find it online)

He said the most calls he gets are over clogged toilets and grease down the drains. He just pressured jets the drains. He showed me his equipment. I was afraid of plumbing prior to this and he said it is pretty basic with keeping on preventive maintenance.

He said have the tenants run hot hot water down the kitchen sink 10mins straight once per week. This cleans out the pipes. And make sure you put your rules in the lease with not putting things down the drain.

This is the part I hit hard on the lease, nothing but TP and no grease down the drains! I am going to hit even harder on it now when signing leases.

Yes a relief.

I worked on a different property unit all day today. Section 8 Tenant let her kid trash the walls with writing all over the walls with crayon and gross things caked on to the walls like boogers and food.

I had not been in the unit for 2cmonths and it really took a beating. it looks like she has been there for 8 years and cleaned once if at all. She only been in their 12 months.

Quick turn around for another tenant moving in Monday. Washed walls, painted all day today and cleaning crew comes tomorrow am, while I put up new blinds and do yard work if not raining.

I used this service on Saturday as my original service now needs you to have a biz lic. and documentation to do credit checks.

Results were quick and new tenants said it was easy and they liked they could pay for it directly and it was only $25.
They used it from their Iphones.

My only recommendation is having an option where you can download the credit results in a PDF file.

Haha exactly.

I have another unit going empty next week but already have a Sec 8 tenant. I just hope she can move in on time and does not flake. We are waiting for the Sec 8 inspection then sign the lease.

Great News.

Unit filled at top rent in this economy.

I wanted these tenants when they first came by three weeks ago. I knew they were ideal. Perfect for the property. They just moved here from out of state. They were waiting to hear about a job offer so they did not turn in apps when they first came by. I wrote their names down and # at my desk wall hoping they would eventually call back .. haha and they did! (and so i remembered them)

They called me up asking if it was still available sat morn and they moved in 24 hours later after I got the checks done. They drove right in last night from the Midwest. I had to allow a 15lb dog in the property though but I took a nice pet fee and made strict rules (new carpet). I hope they stay more than 1yr.

I have this covered in my lease rules as this happened to my agent before.
It happened twice with one of her tenants and cost the college tenant $8k and she had to take half year off from school to pay for this. The contraceptives/tampons clogged on city lines.

I go over this rule every time with the new tenants.

Are you a member of one of the two big local Real estate clubs? I am not but I have been to some meetings. Does not work with my schedule usually.
