Post: VCT Flooring?

I have a town home that has all VCT flooring throughout like a hospital or grocery store. I am doing a soft remodel on the unit when it goes vacant end of the month. As a landlord I love this flooring since it is so durable. The downside is all prospective tenants hate it. The flooring really makes the unit "cold". Prospective tenants cant picture the VCT floor with area rugs.

I am trying to decide what to do about this type of flooring.

Should I leave the main floor VCT and put laminate wood in the upstairs bedrooms and hall? Return on investment in about 1 year if no vacancy.

Should I put laminate wood all throughout to spruce the place up to get higher rent and more quality tenant? Return on investment in about 18months if no vacancy.

I have called around to see how much it would cost to buff the floors and it is the same cost as to put down laminate in the same area. I do not have the time with work to do it myself.

How hard is it to remove the VCT flooring? I think there is concrete under it.
How much is it to make the concrete floor shine like the new homes I see?

If you have VCT all throughout can you send me photos so I can see how it looks.

What would you do about the VCT flooring?

Thank you for your replies.

Tenant has paid partial rent past two months and really trashed the place during this time. I received 30day notice for end of April. After sending vacate letter. They broke a window, I had to replace, and late rent which now totals the deposit.

It is a good thing they are moving. They are one of those professional Sec 8 tenants I have learned.

I cannot show the unit due to the filth.

I am afraid they are going to take the appliances with them.

Luckily this is the first time I have ran into this.

Worst tenant is moving out after I gave a warning of a three day pay or vacate.
They paid the month in full and will not let me show the unit. I am not sure I want to show this unit since they are filthy.

I have a potential tenant who has drove past the place and saw several photos. I asked the other side of the duplex if I can show their side with a rent credit of $50 they said no.

All I can do is wait until the first of next month to show the unit.

Any tactics you advise I could use to show a serious potential tenant?

I have a 1yr old S-Corp. Exact same job and industry as when I worked with a company. I make more in my S-corp.

Does my S-Corp have to be is business for two years before I can refinance with a conventional lender?

Seattle is one of the highest rates for W/S/G. I am starting to feel it as my section 8 tenants are home ALL day with their kids. Avg bill is $140/month per unit.

It is tough because tenants do not like getting a bill on top of the rent. Many landlords in the area just pay it unless its a SFR I see they will have to be changing that now.
