I disagree with you on a bad PM nickel and dime-ing.

Every PM in the Seattle/Puget Sound area nickles and dimes. This is how they make money. They collect 10% for rent and charge for all maintenance calls then bills the owner on top of the 10%. I have talked to PMs and people who use them.

To me it means the agent knows how to run a business. They know all aspects of purchasing a property. From interest rates, permitting, zoning, what numbers to run, taxes etc.

Usually they have or have had rental properties in the past.

I know of agents who sell themselves as investor friendly agents who do not know what depreciation is or that it is optimal to have a duplex on separate meters. I have also had a lot lie and say they have rentals when they do not.

I have done this myself and took three hours (drain, haul up stairs, fill new) at price of Electric 50gal heater and dump fee.

I need to replace two more 1980's electric heaters at a duplex. I think I will hire it out.

Cost 50 gal electric $800 for tank, install, haul away. Currently my time is worth the clean, professional install fee.

Write an addendum stating this and both sign it.

I do not let tenants paint. Many people are sloppy painters and do not know how to neatly. Hire a pro and have her pay for it or split the costs if you think it will keep her there longer. Maybe have her extend the lease if she has the paint option , if she is a good tenant.

CL I am a younger guy in a consulting management type role and work with older people (60s). They just acted like i was a punk with a boat. This was a few years ago I do not work there anymore.
