I met with a flipper/investor today to go over some flip info. I have a few flip properties I have my eye one. Once the sun shined a little in Seattle I have seen many props go pending/inspection.

It also depends what time of the month your credit is pulled

I am considering asking my tenant to show the home once during the week for me.

I am only considering it because I am working 65hrs a week + (variable off times), fam things on the weekend, traffic ( I am currently 30miles away), and I trust him.

What are your thoughts on this?

Has anyone experienced it first hand that it has been easier this year to rent your homes out?

They are looking for a house with a fenced yard for their small dog. They are currently in front of my duplex with no access door to the back yard so me putting a fence in would be tough to do in the front yard.

I would have to cancel the current lease that ends this month with a notice by Sunday. I can give 20days notice. 6months puts me in winter when no one moves.

Another year lease would be at the same rent $200-$350 month less than the comps. But the tenants do not realize this.

He said he is looking for something with a fenced yard.

I had my sec 8 tenant tell me this week a little kid ghost came in after they moved in and is bothering her little 2 and 4 yr olds. The kids are the only ones that see it and she said she heard it say her kid's name today for the first time.

If its not one thing its another with the tenant. She tells me this outside in front of everybody.

How would you handle this?

Before I bought the property I did research and it came up fine but she wont shut up about it.

Never heard anything about it from prior tenants.

I have my first month to month coming up and the end of this month from 12 month lease expiring. The tenant wants to stay 1 more month "or longer". They are my best tenants. I usually sign a year lease to hedge my vacancy and not have four rentals lease expiration are all on top of each other.

Should I let him go month to month in this economy and risk passing rental season?

I am wondering what the average ROI (%) for your flip is from start to sale based on how much cash comes out of your own pocket.
