I put a rental up for rent yesterday and of course every one wants to see it within a few hours of their phone call or email.
I need to coordinate times with my tenants and my work schedule.
I usually show once during mid week and once during the weekend.
I am showing it tonight and I already had three parties call back they found something else.
I feel like I am missing out on potential tenants not being able to show the unit more than twice a week scheduled two days in advance.

Law just past today that in 2014 rentals will need to be inspected by the city of Seattle. All rights in this area are for covering tenants.

I have been studying options since I made the first post here.
I am making consistent returns and I do not know why more people trade options. There is very little risk once everything is understood. There is a lot to learn.
I am turning away from real estate with more leverage, less risk, and higher returns.
I have been taking classes from a very respected market maker.

Understand what you are saying.
Just looking for ROI % = net profit / net cash invested per single deal, at the end of the day.
To be to the point. I have a business opportunity that will have 45% annualized with more liquidity than RE. Trying to decide on this opportunity or invest in more real estate with the capital.

I am doing research on comparing my next investment and business potentially outside real estate.
I am trying to figure out what the average ROI is on cash invested in a RE investment. It could be a flip or buy and hold.
What ROI's have you had or seen and what is your goal ROI on cash invested in RE?

K. Marie the walls are light beige and the VCT is the typical speckle off white and beige.
How much would you set your staging budget at? This is a $1250/month rental.
I am thinking about carpeting the two upstairs bedrooms and stairs and putting wood pergo in the upstairs hallway. I would leave the main VCT floor alone.

Thank you that is great information.
I have two eight hour days of work. It is simple to me, I just do not have the time with my work schedule.
The handymans I called this morning want to bid the job or labor rate is $100hr. This tells me the average joe falls for this high price.
How can I know that the handyman will show up the two days I schedule him for this small job?

I am looking for a general contractor since I do not have time to do a soft remodel myself.
I have a two day job for two guys working it. linoleum flooring, five interior doors replaced, small counter top installed, some vinyl floor trim.
I prefer to supply materials and pay an hourly rate.
What is a general contractor hourly rate?
I have called four places and the one who will do it by the hourly rate are charging $160 per man hr. The others have to see the job and bid it.
