Cool Kristin, I was just wondering what the logic was on the $250. No correct or wrong answer as it is your money.
Your credit score may be high but the problem I had was not enough credit lines (I had 4 then). Hard to tell if that is the case because it is a different lending market today.
I buy low and sell high and look for an edge. Minimum of 25% ROC first two years and want minimum of 25%-30% min for the years after.

I went to a handful of REAPS meetings and did not find invest-able useful content. It was primarily people starting out with no money saved, people trying to sell things , and people looking for hard money.
I once made the mistake of mentioning I flipped and had rental properties and I was attacked like a sharks prey by individuals looking for a "partnership".
I learned more talking to the young lady Jess on the phone. She had a good understanding of the market and general business.

Hi Kristin,
I was in the same position. Do you have enough credit?
The optimal route would be a fixer upper owner occupied Duplex, triplex, House with Mother in law, or a house with two kitchens you can divide into a duplex.
Be sure not to buy something high priced at the top of this current market. It will be hard to get your $250/month target of positive cash flow in LA. Out of curiosity how did you come up with that #?

Cash is king. Sit on the cash until something better comes along.
Spending $30k is not worth $300 month.

Just came up on a property that is bank owned and cash flows.
How much profit does a bank go for to get a property off their books?
I know what they paid for it and it is listed $50k more.
Anyone with experience offering on bank owned properties?

Hedge funds are buying up buckets of houses in S. king and Pierce County for buy and hold rentals.
I talked to a loan modification rep yesterday in that area and they said there are a lot more and second modification applications coming from these areas.
From my research these areas are overpriced. The optimal place is North Tacoma and even then there is not much cash flow or upside of appreciation for the investment to be worth it.
