When invest in "stock market" is mentioned does this just mean buy and hold stock long term? Or using the stock market in anyway ie trading every day or swing trading, misc. instruments etc?
@Val Csontos did you make buying those houses as your full time income to live off of (no day job)?
I can make enough income to live off of in the stock market but not in real estate - too high transaction costs and inefficient market.
The stock markets are the most efficient markets in the world. ie penny wide bid/ask spreads.
I can make a lot more money in the stock market than in real estate with less risk and I do not buy and hold long term.
Buying and holding stock long term does not work. That is why I am scared for the future of America's retirement. No more (defined benefit) pensions and Joe Schmo is buying stock at the all time high of the stock market and buying in at record high real estate prices.
It is all about buying low and selling high at the end of the day to make money.

@Brie Schmidt I am staying with Stock/Derivatives.
@Val Csontos you are correct about average person and their 401k/IRA. And they are lazy to try to learn how to invest in the stock market.
It is also very hard to hedge or reduce cost basis on a property like can be done with a stock.

I am a finance/MBA guy,
I have a nice RE portfolio and I have a nice stock market portfolio.
I have been returning 36% a year in the stock market and already up that for 2014 YTD.
I am an outlier since I do not trade direct stock but I trade and understand complex derivatives. I know how to make money in the markets no matter what direction the market goes, I have full liquidity to my money, and leverage through margin.
In RE there is not liquidity and very high transaction costs.

$5k is nothing. If you do not have it pass even if it is good deal.
Some risk will come up that costs that or more. You need more than $5k contingency for risk on a property.

Hi @Erik Trefzger I went to a few different meetings around the Seattle area and I would not recommend them. It was mainly people who did not own props and they were trying to learn. Tons of people were looking for hard money (private lenders). The groups did hold seminars that cost extra, some of those might be interesting.
This site is a lot more beneficial and efficient on time and information.
Where are your properties in Seattle area?
I focus on Fremont and Capitol Hill.
I trade complex derivative positions and interested to see if there is any commonality with energy trading.

I own several properties downtown Seattle.
My experience with the Bellevue RE group is the same as you mentioned. They main lady from there is on these boards as of last week.
I am interested in learning more about Energy Trading.
