I know a lot of people who live in Tacoma or moved there recently in the past three years.

They ALL say to stay away from Hilltop. They will not even drive through the area with me when I want to check it out. It is super ghetto and still has the mass shoot outs connotation from the 90s.

Spenser,

You want to cash flow  $25/month max after you put money in a property that was purchased at all time high prices?

No one wants to live in a 3 bedroom house when there is only one bathroom.

A home with a second bathroom is around the same rental price.

Why are you so desperate to buy a property?

I have multis in Cap Hill and Fremont/Ballard. The most demanded locations with high cash flow.

The whole Puget Sound is overpriced for purchasing. Tacoma was okay until a few months back and now it is way over priced for what it is. I know Downtown/Proctor/Stadium very well. 

I met a few people buying in Seattle currently and they are in way over their heads. The different parties bid up the already over priced list price just to get it. I do not know how they afford these properties. And one is an attorney. He wanted an investment property so he went and over paid to get one.

General properties are pending within two days of listing all around the areas.

I have agents digging for my phone number online and in public records cold calling begging me to sell since the inventory is low.

I buy low and sell high.  I do not why people are buying at all time highs like no tomorrow and constantly bidding the markets up. Another bubble.

I believe Seattle will implement rent control with the $15 min wage. And when that happens all the freeways are going to be tolled in another two to three years.

Had a unit like this.

Tear everything out and Wash walls with TSP and 3 coats of Killz.

Also clean the vents.

I wont steal it. I buy low and sell high.

Why do you want to purchase a property at all time high prices that hardly cash flows? The $50 -$100 a month would be worth ALL the extra time and headache?

I been wondering who has been buying in this overpriced Seattle area market.
