Chris,

Seattle area is at all time high prices I am watching people bid up SFRs and MFRs a day after they list. There are no good wholesale deals.

Washington is not Landlord friendly

There is also talks from inside government of passing rent control in the Puget Sound area.

Why is a class needed? It is all about return on capital.

Here is a real world example of a trade I just closed out of today.

I do this trade every month instead of buying a cheap $60K out of state property. Say I buy that $60K property at 20% ($12K) down and cash flow $100 month a door like is mentioned on here a lot.

Here is the trade I just closed out of today:

With that $12K (down payment) 30 days ago I did 6 S&P 500 stock spreads called Iron Condors in the stock market for $200 a piece that required $12K.

Today they became full value equaling $1,200. That is 10% return on capital in a month. For me this is better with less risk and less worry that buying a $100 month cash flow property out of state. I could take my money at anytime I wanted during the trade if need be (liquidity).

This is why I prefer the stock market over RE.
