Does the dripping spigot after a replaced cartridge even sound like it is the valve that is the problem?
Talked to a different plumber today and he says he thinks it is still the cartridge.
That cover plate is not bad for saving about $1,800 if it is the valve.

To replace the valve if unable to go in behind the wall the whole shower shell/shroud has to be removed? There cant be a hole cut and patched on the shroud to gain access to the valve?

It is copper pipes. Late 80's construction.

Basic tub/shower spigot starting dripping when off. Had to hire plumber to help replace handle cartridge. Mid 80's model and very tedious to fix. Took plumber 2 hours. Cost $300. Called around and this seemed normal.
New tenant is still complaining the water is dripping when turned off.
My next option is to replace the shower valve behind the wall. Behind the wall is the mirror footprint of the other duplex ie the other tub/shower. The tub/shower is the basic one piece shower tub shroud. So will need to get behind this to replace shower valve.
Any one have estimated cost for this?
So far got two quotes:
$2,300 and $1500+tax.

Both. They are not counting personal or biz side profit sharing 401K contributions as income. This is a lot in my case.

I am self employed and have S-corp.
Lender counts profit sharing plan as expense and not income on personal side. They also do not count income put into 401k on personal side.
They include depreciation in the total rental expense.
Is this normal for refinance?

I do not use a yard sign since it is a no outlet street.
My place is all new inside. I am at $1400 and other places are from $1500- $1800 + $ parking.
There is a lot of competition since most people are looking in a ten mile radius.

Mike you are correct about shopping. I had a potential tenant just call me who saw my place yesterday. She said they have been looking for two months and they have five more places to look at this weekend all around Seattle. Not sure how they have the time to shop around so much.

The markets are ridiculously high too fast!

Still no tenants. I have shown to 30 parties thus far. Unit is currently empty. I am advertising on all the rental sites with continuous emails.
I am getting a lot of compliments but no one is motivated to rent it.
I have offered to five parties at showings 1/2 month free and paid utilities and there is no reaction, just blank stares.
They mention mine is the nicest and cleanest and price is right inline. But no one is biting.
Complaints I heard this evening, smaller second bedroom, and smaller galley "basic" kitchen. I mention this and show photos in the ad but tonight two different parties mentioned they want a chef style kitchen. Why come see the unit with expectations after seeing exact photos? They are going to have to pay $800 more a month for that chef kitchen in the area.
Four Competitors are still available in the one square mile and they have dropped their prices by $150/month or more this week.
Talking to potential tenants they are looking in a 10-15 mile radius of downtown.
My property is located just under one mile from the heart of downtown and from the most popular nightlife/restaurant area of Seattle.
Any suggestions?
