The best time was yesterday, the second best time is today.

Time in the market beats trying to time the market.

People will always need a place to live. The fact that buying is less appealing right now means more renters.

Who cares if the margins are slimmer? As long as it's a good deal and the numbers work out with appropriate cushion, don't overthink things.

 No wholesaling for me :) Not that I'm opposed to it or have anything against it, it's just super competitive like you said and I'm an introvert haha. If I went digging for off market deals it would be for myself :)

There's no license or anything special that I'm aware of. Just attended a REIA meeting where wholesaling was a heavy topic and though regulations were mentioned for certain states, there was nothing special mentioned for Allentown, PA.

Just normal stuff like have proper contracts, EMDs, conduct business honestly, be accurate with rehab and ARV estimates, don't harass people, file and pay taxes.

Either way though, your bottleneck for speed of submitting an offer will be on the agent, not you. Paperwork takes time. Analyzing a property shouldn't take more than 2-3 hours max, unless it's a flip or something a little more involved.

Thanks for pointing out the bottleneck and giving a general timeframe for analysis.
