Was wondering if there is anyone out there that has access to the mls in the Riverside, CA market that could help me out as I continue to practice analyzing deals by hand.

Thanks in advance!

 Hey Kwadwo,

It was awesome meeting you at the meetup last weekend!

I am a Realtor, so I can help you with any questions you need, shoot me a private message! I love to help local investors!

Hey Jake, my business partner and I have 6 rental units in Huntsville, we love the market and manage them from out of state. Analysis Paralysis is real, but once you get your first deal under the belt you will have much more confidence to move forward with the second one. Please feel free to message me if you have any questions.

@Caleb Bryant Thanks for the shoutout! Always motivating watching what you are doing in the multifamily space!

Thanks everyone who came out!

Hi everyone, I received four phone calls this week on my direct mail campaign. I'm expecting a few more calls next week. I'm triaging each phone call to see which ones can wait until I'm in Florida next month and which ones I'd have to act on while I'm in California.

@James Gates How did the meet up go? I just started one in the Valley. Our next meeting is the the 19th. When is your next meetup I'd love to come!

Hey John, the meetup went great! We had 23 people, the most we have ever had. We haven't set a date for the next meetup yet, it will be some Saturday in July. How many people are you getting for your meetups?

Post: Buy a Tesla Model 3?

There is a lot of misinformation about Tesla in this post ("did you know they are going out of business???").

I have a Model 3. It is the best car I have ever owned, but it is a toy. My wife and I made sacrifices to get it, but it was worth it to us. It is a large part of our monthly entertainment budget, and it brings us immense happiness when we drive it. Almost everytime I show up to Listing Appointment/Open House/Showing I get comments on the car, which leads to business card exchanges, which leads to future business. We could easily afford it the car, we were on a reservation list for 2 years, but we did not order the car until our passive cash flow from real estate paid for the monthly payment.

Purchasing a Model 3 is more of a lifestyle choice. It will cost you (years) on your financial goals over purchasing a beater. If you are not a Tesla fanatic then it might not make sense over purchasing a used Leaf or a Prius. If you don't get any additional utility or happiness from owning the car, it might not make sense. We do not regret the purchase one bit, and would heavily recommend the car.

Message me if you have any additional car-related questions. I love talking about Real Estate, Coffee, and Teslas.

Stuffed some Envelopes to absentee owners this morning, and am not getting ready for our Investor Meetup next Saturday!

Hey @Tyler Thompson, welcome to California! I love that you mentioned you are interested in cashflow and have already planned out your future lifestyle choices. I, alongside some other BP members, host a monthly real estate meetup in Riverside CA, probably about 1.5 hours from you with traffic. That would be a great opportunity to meet other local investors who invest out of California. If you are interested shoot me a PM and I can give you the details!

Slowdown or bubble right now?

We took our condo off the rental market and put it up for sale some 75 days or so ago, adjusted the price twice, and haven't gotten a single serious nibble. We're about to put it up for rent, again, albeit for a bit more than it was renting before. Keeping it on the MLS just in case a buyer wants it first.

I read the average time on market is up to 66 days and that sales in September dropped 24% from what they were a year ago.  Any predictions how long this situation could last?  We were going to sell it and transfer the money into notes.

Hey Wendy, any update on the condo? The market has seriously slowed down, but if the condo was on the market that long it was likely a pricing issue. I am a real estate agent in the area and would be happy to run comps and give you a second opinion of what the value of the condo is at right now. Shoot me a message if you are interested.

Good luck on finding a buyer soon!
