"Start by multiplying the number of occupied spaces by the monthly lot rent (lot rent ONLY, so for the park owned homes, only include the lot rent amount for each of those spaces) and then multiply by 12 months to arrive at the gross annual income."
How does one approach valuing a park that has nothing but park-owned homes and no carve out for lot rent?

What town is this property in? Do you have anyone on the ground in FL that can put eyes on the property?
I saw a note offered on a mobile home where they put the mobile in mobile home. It's gone. Something to think about! Moving collateral is a special kind of problem.

@Dave Blackman The $10 you're mentioning is likely the consideration amount exchanged to make the contract enforceable, not the amount of the promissory note.

@Richard Allen Thank you for the back story. It is both motivating and exciting to hear how people got started. I understand often the hardest is the first note so I'm looking forward to that jump soon.
@Chase Thompson I'm plowing through the podcasts, great stuff.. I'm on 13 now, I have a bit more to go! Is the $50K number you and Richard mentioned for a single note? Could we jump in the swimming pool with less cash and simply go after a lower $ amount note? Would you guys advise against that?
