Hi guys, it turns out the CPA I had planned isn't able to come this day, so I've taken the liberty of pushing the tax topic to August and pulling the August topic (Trusts and LLCs) to this month. So this month we'll have a local attorney come present on trusts, LLCs, and other ways to hold your real estate.

We had to move the topics around a bit, but I'm really excited for this one! This August the topic selected by the group is the tax elements of real estate ownership. Understanding how real estate ownership impacts your annual tax burden and long term tax considerations when owning rental property versus other investment assets. I was able to get an awesome local CPA to come and present!
We formally go from 6pm to 7pm, but tend to stay until 8pm networking and discussing specific situations.

The first Wednesday of every month is our Utah County get together! We formally go from 6pm to 7pm, but tend to stay until 8pm networking and discussing specific situations.
This month the topic selected by the group is BRRRR. Some of us have been BuRRRRned and others have BRRRRought in some solid wealth from the process. For those of you who have done it, come and share your experiences with us so we can all learn together. We'll highlight a few war stories from the group and go from there.

I have found that the cap rates for BYU-contracted housing are a full percentage point (or more) lower than standard housing. Out of state parents will often pay whatever for their kids to have a place, which inflates the prices above what market rents will support. Buying in Provo is a good idea because it is high demand, but I specifically steer my clients away from BYU-contracted housing unless they have a kid attending the university.
Be aware also that all landlords need to also go through a process of becoming BYU-contracted, use BYU leases, follow BYU housing guidelines etc. It's very different from standard property management. About 60 units of our property management company are BYU contracted, and we have a team specifically dedicated to only those.

I'll add that the formal meeting goes from 6pm to 7pm, but there is open networking from 7 to 8pm. Parking can be rough so come a bit early to find a space in the lot or on the street.
