@Steve Neuman I use the Capital One spark business card for all charges. Can't beat 2% cash back on all purchases. Plus you should always keep your business expenses separate from personal. Mingling charges can cause tax issues if audited and can pierce the protection of the LLC.

@Joe S. We stain and polyurethane them. If it’s a pre painted banister or railing we paint them dark brown or black using an enamel finish.

@Chris McClain Hi Chris, I am a HomeVestors franchisee out of New Hampshire. I’ve been in the system for 4.5 years and have found it a great way to hit the ground running. I would not have found success so quickly otherwise. The only prior experience I had was purchasing my own property and a commercial property for another business. @Sam Abbott III I would also recommend JL Sweeney from Sweeney an Sweeney law. I do a lot of work with him he is great with tenant law as well as investor closings.

@Brian Keegan There is nothing wrong with asking an agent their commission or asking them to come down on it. In this market agents are desperate for listings. On that note a good agent may be worth the additional commission simply because they are better negotiators. I’d first start with asking both how they handle offers. See if they bring up how they negotiate. Ask how they handle multiple offers etc. You could also ask if they can give you a reference of someone they have worked with in the past that involved a lot of negotiation. Just because a realtor is friendly doesn’t mean they are a good negotiator. Once you have narrowed down who you want ask about their commission rate. Tell them you are tryung and
