I think you really need to find an agent that is experienced (or specializes) in multifamily properties.  You want someone who can help you choose a good property, negotiate a fair price, and complete your due diligence.

Hi Rollan,

I acquired several houses in the Centerpoint area last year.  Most taxes were about .45%, but one was 1.45%.  I think the school district, water district, etc can all have levies.

I'm happy with William Robison (816-804-1226).  I have 22 doors over 4 properties.  He has kept expenses reasonable and the apartments occupied.  The company has grown over the last year, but the service has stayed top-notch.

Just a warning.  There was a KC area handyman on BP.  When I pointed him out to my PM, the PM just laughed and said he had cleaned up after the guy before.   You might check Angies List.

I know how you feel.  I have been having communication issues with my PM in Birmingham.   Luckily my KC PM is pretty responsive.  Better yet, he tracks down answers to my questions.

I wish I could help you with the best areas, (saw your crime post) but mine are all over the area.  My PM prefers the suburbs.

I bought several multifamilies last summer through William Robison  816-804-1226.  He then became my P.M.  Not sure if he is a multifamily specialist, but I was happy with the process.

I think he knows most of the suburbs pretty well.

Welcome to BP. I assume you plan to manage on your own. You should start watching for good contractors and handy men. I would check out some of the local REI meetings and visit a landlord group if possible. They can be a wealth of knowledge.

I have some multi's in the KC area, but not in your specific area.   However, I am using a property manager.  I did my own managing for my first triplex.  It gives you a great foundation before you try to branch out into other cities.

Be patient and find a great deal.

I bought several quads in St Louis & Kansas City using Stifel Bank for the first mortgage.  I was happy with rates and service.
