I have been using William Robison since this summer.  He seems to think like an investor when recommending needed maintenance.  My properties have quickly stabilized and are cash-flowing.

I agree with @Sandi Hague & @David Robertson

@Joshua Dorkin   I would very much like connect with my fellow KC investors. It is unfortunate that you had such a problem with spammers.  The regular forums seem to be pretty well patrolled by moderators.  I would think we could do that on a local sub-forum.

There are Web apps to indicate addresses on a map so we could see who is in our neighborhood, and work together on local issues.  This could be of huge benefit to BP members.

I, too, have been working with William Robison for the past several months, first as my broker in acquiring four properties (22 doors) then an easy transition into the property management.  Those properties were stabilized and cash flowing much quicker than my purchases in other cities.  William looks at issues from an investor standpoint suggesting solutions based on bang for the buck.

I have a quad in South St Louis with a detached 4-bay garage.  Parking is not included in tenants' contracts so it is available to rent on its own.  It has 2 double doors and no inner walls so it is not secure for storage.

I can probably get $35 - 50/ mo /space.  Does anyone know of any special liabilities that would make this not worth trying?

I just got some bids on a flat roof.  Most suggest torch-down.  Two say underlay + torch-down top layer.  One quoted a middle torch-down layer (for higher quote).  Warranties are all 12-15 years.  Is the middle layer necessary?

@Chris Zink   I liked everything except that it is all studios.  That means lots of turnover.  Rent rolls bore that out.
