@Bill Exeter, I was asking for the syndicator's perspective since, as an investor, there seemed to be so few TIC opportunities. Brian's answer helped me understand the lack of opportunities.

I'm guessing that 1031s are becoming popular again, and that @Brian Burke 's attempt to create a more equitable working model of the DST will give his syndications a competitive advantage.

For those arriving early, there is a decent food court and the Apple Pan is across the street along with other dining on Pico including an Islands which was our post-meeting meeting after the last meeting.  (Did anyone understand that?)

From I-10 West, take Overland North; From I-10 East, take National (and be prepared to get lost.)

I hope to be a St Louis investor.  I had four quads under contract, but am now down to one.  And I just found out that there is a problem tenant.

I'm no expert on SFRs, but if this has been an on-going issue, the simplest test is to change PMs.  Things may get better or not.  

I believe some SFR investors recommend a rent-to-own strategy where the tenant pays for all repairs. There is a tendency to take better care of the property then.

I have $100k to invest in a syndication/joint venture which allows TIC/DST (fractional ownership on title). Prefer long-term residential project with 10%+ CoC return.

I understand that a Delaware Statutory Trust (DST) does not have this downside, but I seldom hear of DST in real estate conversations. Does it have drawbacks or is it just less well-known?
