From my marketing efforts, I have couple of leads generated that are way out of my area/state. The homeowners called me asking if I have locations in or around Baton Rouge, Louisiana. I am based in Houston Texas so I won't be able to help them.
If you're in Baton Rouge and would like to give these folks a call, send me a private message here on BP and I'll get you their phone number. I don't know what kind of deals they are but they are leads and I don't want them to go to waste.

@Kevin Wood Are these purchased through a wholesaler? Would you consider $300K properties that can rent for $2,500 in a top notch school district and relatively new communities in Fort Bend county? Just trying to find what your criteria might be.

There's more to Belize than just Ambergris Caye. It really just depend on the lifestyle that suits you best.
I am no expert in direct mail marketing but there is something off with the 200 out of the 500 number. That's like hitting .800 in baseball. If that is really the response rate then I would definitely find out why they respond and see how to pivot on seeing what you can do to provide a different solution than the one you have in your toolbox and solve their problems.

You sure you can get $1,500 rent on a property with ARV of 79K? Is there already current tenants and decent expectations that you get $1,500 in rent?

Thanks @Huy N. , that is not bad at all ... it solidified my decision to pass on the lead I had that would've required way more rehab $$$ and not enough of a discount from the purchase. Thanks for the pics.

@Huy N. you have pics for the interior of that property if you don't mind showing. I had to pass on a property today due to the fact it was thrashed and the rehab would break bank.
