I have been doing this for several years. Screen your tenants. If the landlord has to mow it once the rent goes up. They are responsible for any damage they cause. Hit something, run out of oil.... Get quotes from the pros and offer it at a lower cost to you.

It's all BS double talk. If you can see sanding marks, it was a POOR sanding job. Either inexperience or cutting to big of corners to same money. Very common when contractors and paying the bill. I just refinished a hardwood floor. I did it as suggested. Didn't cut any corners. VERY time consuming. 7 hours of sanding a 12 x 15 room. And the floor wasn't that bad as compared to some.

 Mine turned out AWESOME.

I agree. Bad stain job. Either they redo it which may end up another poor job. (contractors are the worst sellers) my opinion. Or have them lower the price and you hire it done. Then you will get a quality job.

I am wanting to buy a plumbers snake camera about 35 feet long. I see them on Amazon for about $35. If I only use it a couple times that would be good. At that price is it worth it? How much would a good one cost?? I don't have a sewer problem at the moment so I'm not in a hurry.

If your handyman wants $375 to fix what's in your pic you need to get rid of him unless that includes painting the entire room.

I'm rehabbing an old house. I'm trying not to do a complete refinish of the floors. Two rooms with hard wood floors built at different years. The one has a nice shiny finish but the carpet pad left gooy spots. Goo gone works to remove it and doesn't hurt the finish but takes a lot of time (lots of goo spots). The second floor needs a good cleaning but with what. I think it needs something more than vinegar/water or peroxide. Menards has several floor cleaners but which one? Some are pricey. Of course I am going to try the vinegar first but looking ahead...maybe too far. lol. Any suggestions are greatly appreciated.

They have to call me an hour before the scheduled showing.

People lease land to hunt all the time. Why would this be any different?

In Michigan it's no big deal. As a landlord I have them sign a disclosure. Unless you remove everything that has paint on it it will have lead paint. If you are selling it your realtor will have you sign a disclosure. No one can sue you over it if you didn't put it there. It's grandfathered in. Other than anyone can sue you for anything. I'm flipping one right now and I am NOT removing things with paint on them just because it has paint on it.

It depends on what class of renters you have. C class = curtain rod.
