@Richard Dickson we been the note buying/creating space for 15 years.  When ever we take a property back via foreclosure we always fix it up and then create a new note on it.  We do also follow our "14 steps to Valuable note" to ensure we get the highest value on the note along with making legally enforceable.  In the 1 of our 14 steps we create it in a way that we can sell part and keep part at an infinity return. 
There is a tax savings with creating the note that most people dont think about.  We will discuss this more in a two weeks if interested. 

@Ruchit Patel the banks are giving out loans at 6.5 % why would you offer 5%?  If the borrower could go get a loan from the bank they would not need you, hence you should be charging more.  Similarly why most seller finance properties sell for higher since the borrower can't get traditional lending.  We been buying, creating and selling notes for 15 years. We primarily buy notes, but we teach note creators how to create both solid and valuable notes.  Be sure to get the borrower Fully underwritten and RMLO'd

 For buying notes we have around 120 point checklist we use that we have been building for 15 years.  Let us know what points you are looking at.

You can use an RMLO or attorney to draft the note.

Just be sure to connect with a Foreclosure attorney so that you can stay Dodd-Frank Compliant.  We also recommend creating them with the mindset of being able to sell them down the line if you need to.  We can show you 14 points that make a note valuable if interested.

f you're open to sharing more, I'd be curious to hear how you source your private credit and mortgage note deals—especially the 12% returns. That's attractive and seems like a natural next step.

We are in the same boat. We are buying notes from colleagues at 11-13 and happy with solid returns. 

 My wife and I had discussed selling a couple of our notes. What size Notes you’re looking for?


 Joe we have a buy box that we can send you.  However before I do that,  are they owner occupied?  If so did you underwrite and use RMLO?

 There is lot to know.  Being in this space for 15 years we are still learning.  Biggest factor is if the borrower occupies the property then make sure the originator underwrite the borrower and they have the ability to repay.  We talk about this on our show.  Feel free to reach out.
