We held a few calls on this topic. There are 14 points to making a note valuable to Note buyers. They include higher the interest rate and lower the terms will decrease the discount needed. We also have a chart to show the expected discount. Also who pays servicing fees.

@Mort McGuire Yes (JKP) we are also active. We have some assets currently in those states if you are interested. I am sure we exchanged Emails before hopefully you are getting ours.

@Wade Wisner Our company has been in the space for well over a decade, i would suggest the key to finding quality notes is networking in networks of those who are creating notes already and don't know they can sell them. We run a Real Estate Notes Show where we speak with many of these types of investors teaching them different strategies.
We find most of our deals through our network and referrals. Many of our closest colleagues are coaches in the Seller finance and Hard Money Lenders. Let us know how we can best help you!

Yes we are aware of Daphne Wilson's course. She focuses on 2nd liens, which are more scarce now.
We would recommend just listening to some podcasts / Youtube or jumping on FB and looking for Note Groups. I know that Chris has a group/podcast and so do we. For ours, you can lookup "JKP" Holdings. We have a live show tomorrow at 12pm Eastern if you are interested. It will stream live on Facebook and Linkedin.

No because a collateral assignment is for hypothecations. Is just what it sounds like, you are borrowing money from a lender and using the Mortgage/Note as collateralize for the loan. The ownership of the note does not change hands it is used only as collateral. We had an episode of "Real Estate Note Show" on this topic with Attorney Sean Clemmensen.
We have sold a partial and kept it our names but only in situations where we were selling the partial to someone we know very closely (such as a family member or very close friend). In those situations we used our word and just made payments to them.
