U could jsut call the local section 8 office and find out who handles that address I would think.

agreed in all my years in this markets seemed to go in 8 to 10 year cycles.. so end of 2022 is about a 10 year cycle from the low of 2011 2012 ??? 

 2011 and 2012 were when we were getting started in KC and it was still very much a buyers market. 2009 was probably the most buyers market of them all (so 13 year cycle?). But I don't think the next cycle will ever get as ridiculous as early 2022 was. 


some what regional.. KC market there are still tons of old houses that can be bought and rehabbed that will go on forever basically.. and plenty of land to build new.  supply demand

this is something you should do yourself..  cutting the pie up while statistic shows decent % returns its still small money for the risk..

When I built up my C D class rental portfolio to 300 SFR's I was just about to do what your talking about  liability only.. I figure I could have a fire or two each year replace the house and still be cheaper and we never had one total loss.. in the 2 years or so I owed all those houses LOL.. Need liability and umbrella but if you have enough houses and like we bought them cheap 30 to 70 each if you lose one not the end of the world.  we were paying almost 300k a year for insurance.. so it becomes a simple math problem. U go two years with no loss's and your already 400k or so to the good figuring 100k a year for liability only

I have funded two deals for Lennar pre development..  One in Oregon last week

140 townhouses and 300 apartments their apartment division builds out the apartments but same piece of dirt. this was 1.2 mil.. 

And one in WA DC 300 plus lots with combination of townhouse and SFR product.
little less investment than Oregon one..

The Oregon NW regional director is a Colleague of mine who I have known for years.. the WA DC I dont know and my client is dealing with that office.

I am all about controlling land in path of progress and entitlements for the right companies but also keep in mind this is generally unsecured money so high risk with VERY HIGH costs.. And just because Lennar or Horton or anyone else drops a nice 200 to 500k non refundable EM does not mean they will close.. they will walk in a heartbeat if the market shifts.. I knew some guys doing lot development for these big companies that lost it all in the GFC when these companies failed to close and left them holding the bag. 

Its funny you bring this up I wrote my OR contact just yesterday asking him how I can get intro in other markets to help with these pre development funds we like to do ( VERY SELECTIVELY of course) and he said they really don't communicate outside of their territories.

Why they have not gone into Ohio I am not sure.. Could be that Intel is melting down and might not be the big driver we all thought it was going to be.  But i am sure there are other companies coming to that area.

That said, it's hard to make multifamily profitable unless you build.  Not a lot of inventory but there is enough land and demand is there for rentals.


well best of luck with it.. have you looked into the Modular duplex's ??  the issue I see is modulars cost 50% more on the west coast than you can buy them for instance in mid west.

Thanks, @Jay Hinrichs for the advice.  I was hoping someone local would pop up but I will start looking inland.  There's a few subs here and some manufacturers have their own but you're right.  Trying to get help here is tough.  The biggest cost hurdle with prefab when you're rural is transportation. It costs a lot to drive a house.


how about doing some meet ups in Cresent city ?  closer than medford or GP.  ??? I think for many that live on the East coast the idea of a 6 hour drive at freeway speeds and still be in your state is a brain twister :)  at least along the eastern seaboard.. Oregon is a big state. top to bottom and side to side.. Not Texas or Montana or CA.. but big none the less.. I used to fish the Smith river every season when I lived in N. CA.. that is one pretty river and the redwood groves there are to me something everyone should see in their lifetime.. 2k + year old magnificent trees !!!!

 Yes, that one example you gave is where a new poster definitely got spanked. He got spanked so bad I felt sorry for him. Looking back on it, I don’t think he felt that bad about it probably. Some people have personalities that a little drama don’t cause them too much grief. 


Yup some might have put their marbles back in their pouch and left the room :) But he kept going.. have not seen anything in the last few days.
